How the assessor handles an ADU

Property tax questions

Does adding an ADU reassess my whole property?
No. The State Board of Equalization says that for an addition, only the new construction is assessed at market value as of completion and added to your existing assessment; the land and existing home are not reassessed.
How much will my property tax go up after building an ADU?
It depends on the value the assessor gives the new construction. Proposition 13's general levy is 1% of assessed value, so every $100,000 of added value adds about $1,000 a year before local voter-approved bonds and assessments.
Who decides the assessed value of my ADU?
The Contra Costa County Assessor's Office. Ask them how they value new construction and when a supplemental bill may arrive.
